University of North Carolina Greensboro Spring Garden Apartments

The new facility provides a much needed 240,000 SF, 400-bed housing addition for the already over-capacity campus. The building includes 5-levels of living space – 20 suites per level – over 2 levels of parking deck. The five-story, student housing is structural metal framing with cast-in-place concrete decks set on 2 levels of post-tension concrete parking deck with aggregate piers under the foundation.

Under Spring Garden Street, where the project is located, a natural spring was uncovered. There was a continuous water flow throughout excavation for the parking deck, below the 5-story apartment building. Barton Malow installed temporary water control measures in the form of a drainage system across the site. Next, permanent perimeter foundation drains as well as a permanent drainage system under the building slab were installed. The poor soil conditions also led to the need for aggregate piers. Overall, 15,000 cubic yards of poor soil had to be removed from the site and replaced with roughly 15,000 cubic yards of imported material.

The brick exterior of the building fits seamlessly into the surrounding architecture on the campus.

The project was awarded the Best of 2006 Award in the residential category from Southeast Construction Magazine.
