Lockhart Middle School
Orlando, Florida
The Lockhart Middle School project combines a major renovation with the replacement of selective buildings on an existing middle school campus. This multi-phased project spans two academic calendar years and includes upgrades and replacement of life safety and MEP systems as well as construction of a 44,000 sf administration/media center/classroom building, 25,000 sf cafeteria/music suite building and 3,000 sf locker room expansion.
During the renovation, all of the windows and doors on the existing classroom building were restored to a weather-tight condition. Work included installing new glazing seals, inspecting and correcting deficiencies in the window flashing and re-sealing the window and door frames to the substrate. Additionally, Barton Malow re-roofed the entire building replacing all of the roof insulation and modified bitumen membranes. Roof top curbs, penetrations and parapets were re-flashed and new cap flashing was installed on the parapet walls. Additionally, Barton Malow corrected a number of flaws in the existing stucco cladding.
Work was accomplished in four distinct phases. Phasing was planned around the existing academic programs to minimize impact on student life and maximize construction productivity. Barton Malow worked in conjunction with the A/E to insure that all flashing and envelope details were properly coordinated and constructed. Additionally, Barton Malow instituted a rigorous monitoring and testing plan involving both Barton Malow and third party consultants to inspect the roof and envelope improvements as they were constructed.
